Step 2 - Skip Trace Leads
Next, Tony continues to suck more money out of his students/victims pockets by luring them from Proopstream to his leadgeenie.com site where his intent here is to overcharge you for skip tracking. We just never understood why anyone who invested in Prostream would log out of Propstream which charges $.12 per skip trace lead to go over to Lead Geenie and pay Tony "The Closer" $.14! This speaks volumes as to the quality of students in his class that fail to even question or realize this.
Step 3 - SMS Blasts & Cold Call
In this step, Tony tells his students that SMS Blast & Cold Calling is the best way to reach leads. Professionally, we will tell you that is false and for a majority sending these SMS Blasts can land them in serious legal trouble for not abiding by the Can-Spam Act. Instead of Tony providing his students with a solid and respectable Cold Call Motivated Seller Lead Questionairre like the one he uses from "
Elite Real Estate Wholesaling System" he rather suck more money out of his student's pocket as opposed to giving them the absoulute real game!
Step 4 - Making an Offer
Now this is where it get's intersting. Tony swears up and down by the basic of basic calculator he uses to come up with an offer for a prospective seller. ARV x 70%(.70) - Repairs - Your Profit = Offer. Anybody who has actually joined the Rona Proof Masterclass program and payed attention knows that Tony had a guest from North Carolina who is allegedly a Fixer/Flipper and he bascially laughed at the way Tony was teaching his students how to come up with the repair costs and followed up by saying "it is a bad way to calculate Repairs". Instead his guest, suggested using an actual Repair Calculator which Tony does not provide to his students but can again be found in the infamous
Elite Real Estate Wholesaling System. Don't you notice a pattern at ths point? The real game is not in the Rona-Proof Masterclass, It is actually in the Elite System we have already mentioned several times.
Step 5 - Submit your contract
Speaking from experience with this poor program, we can assure you Tony "The Closer's" contract for the seller definitely is not Iron Clad. Not to mention it is a very confusing contract he took from his father which is designed specifically for the state of North Carolina. For those using this contract out side of North Carolina, it may be confusing, intimidating to the seller and can cost you your deal. In the training video fouind in the Rona Proof Masterclass, Tony's own sister narrates the video and says herself that the contract is confusing and not a contract she would actually use. Again, they are selling the subsribers weak game and using the Elite System to actually achieve success on their own.
Step 6 - Open Escrow
This is Rona Proof right? the can do it from anywhere in the world right? Tony if you want to be for the people, then provide reputable title companies for all 50+ states to all your students. Also, Tony "The Closer" is not transaparent nor upfront with newbees to the world of wholesale real estate regarding the fact you need a decent amount of earnest money in most cases plus due dilligence fees. The $10-100 he advises is not realistic. This is a shocker for most and realized by very few prior to joining his program.
Step 7 - Find A Cash Buyer
Tony "The Closer's" favorite line is Remember, if you got deals, you'll always be able to find a cash buyer. This may be correct in very few instances but for the most part some investors in wholesale real estate would suggest builidng a reporte with "Cash Buyers" before looking for deals. Recently One of Tony "The Closer's" students allegedly stated he made $25K and it took him 10 months to do it. This student also did mention that it was supposed to be $50k but had to JV (Joint Venture) with another wholesaler to get the deal done. Guess why? Because Tony's student could not find a "Cash Buyer" when he had the sweet deal. On pages 87-88 in The Closer's Rona-Proof Virtual Wholesale System Book, Tony leaves his students/followers hanging with only blurting out ideas like you can use Facebook Market Place, Craigs List and Auctions which is joke compared to the 15-20 pages of real game found inside the "
Elite Real Estate Wholesaling System" that he actually uses himself.
Step 8 - Assign the Contract
Most people who have joined Tony "The Closer's" RonaProof were highly disappointed with the contracts found in this RonaProof Masterclass. Tony "The Closer" has a very aggressive sales approach where he give's you just enough information to make you excited enough to join his Cookie Cutter E-Course. And the crazy part about that is for many who purchased his MasterClass and had a slight grasp of the material already, only wanted the contracts which is the key element to this entire business (from Seller Agreement to the Assignment Contract). There is no video in the Masterclass as of today when this blog article is published for the Assignment contract and the Seller Agreement video is weak and poorly covered.
Step 9 - Coordinate The Closing Process
This is to be honest the only thing Tony has covered correctly with full transparency in the entire Rona-Proof Book. For those who ever make it to this step in Wholesale Real Estate, keep the seller in the loop at all times!. Keeping everybody in the know including the Title Company or Closing Attorney, and Cash Buyer is very important and can foil your feal if not followed through correctly.
Step 10 - Get Paid
Not much to say here besides the fact that if you want the true and full game to Wholesale Real Estate that Self proclaimed Guru's like Tony "The Closer" is using, invest in the
Elite Real Estate Wholesaling System", put in the work, follow the facts and avoid social media poser's always trying to selling you products & services at all cost. No coach is needed to do Wholesale Real Estate, so the idea of listening to a guy repeatedly say the same thing over and over again in his Rona-Proof Masterclass is a waste of your time and money.
